IPD in The Netherlands


IPD began providing portfolio benchmarking to institutional clients in the Netherlands in 1995 in association with ROZ (Raad Voor Onroerende Zaken). From 1998 we have also provided services to the social housing sector in association with aeDex. With the integration of aeDex into IPD in September 2009, and ROZ in January 2010, IPD now has its own office in the Netherlands.

From this office in Almere we offer a full range of comparative products to the Dutch market, including standard and bespoke benchmark reports, valuation reports and interactive analysis tools such as D-PAS (Desktop Portfolio Analysis Service). In addition to these comparative reports, we provide Market Information Services e.g. Valuation, Digest and Key Centres market reports.

The IPD / aeDex and IPD / ROZ indices and benchmarking are both provided on an annual basis, with a full quarterly index also available for the IPD / ROZ service. The total value of properties in the IPD / aeDex databank was €78.1 billion. With 737,000 units held in the databank, IPD / aeDex covers 33% of the total Netherlands social housing sector. The total value of properties in the IPD / ROZ databank at the end of 2008 was €43.8 billion, representing approximately 60% of the institutional property market.
